Architectural Design

Rand’s architectural expertise covers the design and renovation of interior spaces; the extension, expansion, and new development of exterior site structures; and window replacement programs.

Interiors

Rand designs plans for interior renovations and build-outs, including gut rehabilitations, apartment combinations, the redesign of lobbies and other common spaces, and the reconfiguration and adaptive re-use of existing residential, commercial, industrial, institutional, and retail spaces. Rand also reviews proposed interior alterations to assess the effect they would have on the building and its systems as a whole as well as the individual units.

Exterior Additions and New Development

For owners and residents looking to increase their property’s usable space, Rand develops plans and specifications for building new residential or recreational structures, such as penthouses, apartment extensions, recreational roof decks, and entire additional floors. In addition, working with our Mechanical, Electrical, Plumbing, and Structural teams, Rand architects also design smaller-scale new developments from the ground up, including multi-family dwellings and single–family residences.

Window Replacement Programs

Replacing old windows is a lengthy, expensive, and often disruptive capital improvement project. Based on the many window replacement programs that Rand has designed and administered, we have the expertise to help property owners select a window type that meets performance standards and matches the building's aesthetics. Our experience with window replacements enables us to smooth the progress through the many phases of the project, while our vast knowledge of Landmarks Preservation Commission requirements facilitates the approval process for landmark properties and buildings in historic districts.
