Despite major advances in building materials and construction methods, water remains a formidable foe. The key to keeping a building's envelope watertight and in good condition is to follow a regular maintenance program. Cracked, deteriorated masonry allows water to enter into a building, creating leaks that can eventually lead to structural damage. In cold weather, trapped water freezes and expands, causing bricks, stones, and other masonry to loosen, spall, and further deteriorate.
Rand's engineering and architectural expertise covers the entire spectrum of exterior repairs and waterproofing, including facades, roofs, windows, doors, balconies, terraces, terra cotta replacement, and historic restoration. Our engineers and architects have issued more than 4,000 New York City Local Law 11/80 and 11/98 facade inspection reports, and we have conducted hundreds of follow-up repair programs.
A typical exterior repair project begins with an initial survey of the facade and roof-level components, in which we note the location and extent of defects throughout the building's envelope and estimate the costs of repairs. We then prepare detail designs and specifications for the repair/upgrade program, and submit the construction documents to qualified contractors for bid. After analyzing the bids and assisting with the contractor selection and contract negotiation, Rand observes the construction work in progress, reviews contractor payment applications and change orders, prepares punch-lists of remaining work items, and signs off on the completed project.
