landscapeRand strives to incorporate practices and technologies that improve the operating efficiency of buildings and lessen the harmful effects to residents and the surrounding environment. Efficient building operation starts at its most basic with Rand's core services: keeping buildings well maintained and watertight and ensuring that mechanical systems function properly. Expanding on that foundation, Rand's Green Team, staffed with LEED (Leadership in Energy and Environmental Design) Accredited Professionals and Green Associates and BPI (Building Performance Institute) Certified Professionals, evaluates the growing number of materials, methods, and technologies for sustainable design and development, including the following systems, components, and services:

Benchmarking & Energy Audits

To help buildings improve their energy efficiency and reduce operating costs, Rand performs benchmarking and energy audits in accordance with New York City's Greener, Greater Buildings Plan. For buildings subject to the new benchmarking law (Local Law 84/09), Rand obtains the building’s energy and water usage, creates an online building profile through the EPA’s Portfolio Manager, and generates a custom Energy Report to submit to the city.

Rand’s energy audits are conducted in accordance with Building Performance Institute and ASHRAE standards. A Rand team surveys the building's conditions, systems, and components, identifying operating and maintenance measures for better energy performance and increased savings. Based on our findings, Rand prepares an Energy Analysis Report that includes a recommended scope of work for improving energy efficiency and management with estimates of potential costs and savings.

For buildings subject to Local Law 87/09, Rand will file the Energy Efficiency Report with the city and administer any required energy efficient maintenance practices as part of retro-commissioning, or fine-tuning of existing systems.

NYSERDA Partnership & LEED Certification

As a partner in NYSERDA's Multifamily Performance Program, Rand works with participating buildings to help them obtain funding for implementing energy-efficient measures and systems. In addition, Rand assists clients seeking LEED Certification for new construction and building rehabilitation projects, which qualifies owners and developers for tax rebates, zoning allowances, and other incentives.
